Roofing in Upstate South Carolina

Shingle and metal roofs, from a family that has served the Upstate since 1992.

We replace and repair roofs on homes from Lake Keowee to Spartanburg, and we'll tell you plainly whether you need a new roof or just a repair.

The short answer

Cannady Construction is a family-owned roofing contractor based in Fountain Inn, South Carolina. We replace and repair shingle and metal roofs on homes across Greenville, Spartanburg, Anderson, Pickens and Laurens counties.

A full replacement means we tear the old roof off down to the wood, replace any rotten decking, put down new underlayment and flashing, and install new shingles or metal. Because we also do siding, windows and gutters, we can plan the roof with the rest of the outside of the house.

When you call, you talk to an owner. We come out, check the roof and the attic, and give you a free estimate.

What we install

Roofing materials and the parts of a roof

Most Upstate homes have architectural shingles, and more homeowners are choosing metal. We'll show you samples and help you choose at your house.

Architectural shingles

The most common roof in the Upstate. Thicker and longer-lasting than old flat three-tab shingles, with a layered look and many colors.

Metal roofing

Metal roofs last decades longer than shingles, shed rain and leaves well, and suit farmhouse and modern homes.

Porch and accent roofs

Metal over a front porch, bay window or dormer adds contrast to a shingle roof. It's a popular look on new Upstate homes.

Decking and underlayment

The wood and the water barrier under the shingles. We replace soft or rotten decking before the new roof goes on.

Flashing and drip edge

Metal pieces where the roof meets a chimney, wall or edge. They keep water out where most leaks start.

Vents

Ridge vents and other vents let heat and moisture out of the attic, which helps the roof last and keeps upstairs rooms cooler.

When to replace

Signs your roof needs attention

  • Missing, cracked or curling shingles
  • Shingle granules collecting in the gutters
  • Water stains on ceilings, or leaks in the attic after rain
  • A roof line that sags or looks wavy
  • Damage after hail, high wind or a fallen limb
  • A shingle roof that's 20 years old or more

If you're not sure, call us. We'll look and tell you honestly whether a repair will hold or it's time for a new roof.

Cost

What affects the price of a new roof

Every house is different, so we price each job after we see it. These are the things that move the number most.

Size and pitch

Roofs are priced by area. Steep roofs take more time and safety equipment.

Material

Architectural shingles cost less than metal. Metal costs more up front but lasts much longer.

Tear-off and decking

Removing old layers of shingles and replacing rotten decking adds to the job.

Roof details

Chimneys, skylights, dormers, valleys and many roof lines mean more flashing and labor.

Questions

Roofing questions we hear most

Do you help with storm damage and insurance claims?

Owners to confirm whether they work with insurance claims

Should I choose shingles or metal?

Architectural shingles cost less and suit most homes. Metal costs more but can last decades longer and holds up well to wind. Many homeowners pair a shingle roof with metal over the porch for the look and the budget.

Can you put new shingles over the old ones?

Sometimes it's allowed, but a full tear-off is usually the better choice. It lets us find and replace rotten decking, and the new roof lies flatter and lasts longer.

How long does a roof last?

Architectural shingles usually last 20 to 30 years in the Upstate's heat and storms. A metal roof can last 40 years or more. Good attic ventilation helps either one last longer.

Can you replace the gutters with a new roof?

Yes. We started as Cannady's Siding & Gutters, so we can put up new gutters while the crew is already at your house.

What areas do you serve?

Anderson, Belton, Clemson, Clinton, Easley, Fountain Inn, Greenville, Greer, Lake Keowee, Laurens, Mauldin, Pendleton, Pickens, Simpsonville, Spartanburg and Travelers Rest. If your town is nearby and not listed, call us.

Are estimates free?

Yes. We come out, look at the job and give you a price at no cost.
