Sunrooms in Upstate South Carolina

Sunrooms and enclosed porches, built by a family business since 1992.

A sunroom lets you enjoy the outdoors without the heat, pollen and bugs. We add sunrooms and enclose porches for homes from Lake Keowee to Spartanburg.

The short answer

Cannady Construction is a family-owned sunroom builder based in Fountain Inn, South Carolina. We build sunrooms and enclose porches on homes across Greenville, Spartanburg, Anderson, Pickens and Laurens counties.

Many sunrooms start with a porch or deck you already have. We add the walls, windows and doors, and match the roof and siding so the room looks like it was always part of the house.

When you call, you talk to an owner. We come out, measure the space, and give you a free estimate.

What we build

Kinds of rooms we build

The right room depends on when you want to use it and how much you want to spend.

Screened porches

Screens on a covered porch keep bugs and leaves out and let the breeze in. It's the most affordable way to add outdoor living.

Three-season rooms

Windows instead of screens, so the room stays comfortable from early spring into late fall. Usually not heated or cooled.

Four-season sunrooms

An insulated room with energy-efficient windows, heated and cooled like the rest of the house, so you can use it all year.

Porch enclosures

We enclose an existing porch with walls, windows and a door, using the roof and floor that are already there.

Windows and doors

Large windows, sliding doors and French doors to bring in light and open the room to the yard.

Roof and siding to match

We match the roof, siding and trim to the house so the new room looks like it was always there.

Cost

What affects the price of a sunroom

Every house is different, so we price each job after we see it. These are the things that move the number most.

Size

Bigger rooms need more windows, framing and roofing.

Three or four seasons

A four-season room needs insulation, better windows and heating and cooling, so it costs more.

Where you start

Enclosing an existing porch usually costs less than building a new room with a new foundation and roof.

Windows and doors

The number, size and type of windows and doors is one of the biggest parts of the price.

Questions

Sunroom questions we hear most

What's the difference between a three-season and a four-season room?

A three-season room has windows but usually no insulation or heating and cooling, so it's best in spring, summer and fall. A four-season room is insulated and heated and cooled, so you can use it all year.

Can you enclose my existing porch?

Often, yes. If the porch roof and floor are in good shape, enclosing it is usually the most affordable way to add a sunroom.

Do I need a permit for a sunroom?

Most sunrooms and porch enclosures need a building permit. Owners to confirm whether they get the permit

Can a sunroom be heated and cooled?

Yes. A four-season room can be tied into your home's heating and cooling, or have its own unit.

What areas do you serve?

Anderson, Belton, Clemson, Clinton, Easley, Fountain Inn, Greenville, Greer, Lake Keowee, Laurens, Mauldin, Pendleton, Pickens, Simpsonville, Spartanburg and Travelers Rest. If your town is nearby and not listed, call us.

Are estimates free?

Yes. We come out, look at the job and give you a price at no cost.
